Kitchen Remodel: Galley to Open-Concept in North Rancho Cucamonga


The wall between kitchen and living room was load-bearing, which meant the beam had to be engineered and permitted through San Bernardino County - we pulled the permit, passed inspection, and the homeowner got the signed documentation. We installed KraftMaid cabinets with soft-close hardware, a Kohler farmhouse sink, and under-cabinet LED strips. The photo record shows the beam calc sheet, the rough inspection, and the finished electrical. Under Clause 1, the $34,500 price was written before demolition started; the final invoice was $34,200 because we hit our material estimate.
Bathroom Remodel: Leaking Shower Pan to Curbless Walk-In


The leak had been running long enough to stain the garage drywall - we opened the subfloor, documented the rot with photos, and showed the homeowner before cutting anything. We replaced the subfloor, installed a Schluter-Kerdi waterproofing membrane (the spec sheet is in their photo record), and pitched the pan to a linear drain so the entry could stay curbless. Toto fixtures, matte black hardware, and a floating vanity. Written price was $18,900; one change order for upgraded tile added $340, signed before the tile went in.
Roofing: Three-Layer Tear-Off with Cracked Decking in Etiwanda


Three layers is the legal limit in California, and this roof was there with a layer of torch-down someone had tried in the 1990s. We stripped to bare sheathing, found cracked 3/8″ plywood at the eaves where leaks had softened it, and replaced 380 square feet of decking. GAF Timberline HDZ with a System Plus warranty, new ridge vent for the attic, and ice-and-water shield at the valleys because Etiwanda gets the Santa Ana wind-driven rain. The photo record shows every layer coming off, the bare deck, the new underlayment, and the finished ridge. Written price: $14,200. No changes.
Windows & Doors: Single-Pane Aluminum to Vinyl Retrofit in Alta Loma


The aluminum frames conducted heat so aggressively the homeowner’s south wall was unusable in July. We measured for Anlin Catalina retrofits - vinyl frame slides into the existing aluminum track, no stucco tear-out - with low-E glass and Argon fill. The patio door got the same treatment with a foot bolt and multi-point lock. Photo record shows the old U-factor sticker, the gap measurement, and the finished caulk line. Written price for 14 openings and the door: $11,400. Passed Title 24 compliance on inspection.
Driveway & Pavers: Cracked Concrete to Belgard Permeable Courtstone


The concrete had heaved where a camphor tree’s roots grew underneath - we removed the slab, severed the offending roots (arborist consult in the photo record), and regraded with a 2% slope away from the garage. Belgard Courtstone permeable pavers on 6″ of open-graded aggregate so Rancho Cucamonga’s heavy winter rains don’t sheet toward the foundation. The permeable base qualifies for some water district rebates; we included the application paperwork. Written price: $9,800. The change order was for extending the apron to the sidewalk - $1,200, signed before the base went in.
Home Addition & ADU: Garage Conversion to 480-Square-Foot Junior ADU


The previous owner had thrown up drywall and a sink without permits - we had to strip to studs and start over. We insulated to R-13 walls and R-30 vaulted ceiling, ran a dedicated electrical sub-panel, added a mini-split for heating and cooling, and installed a legal egress window with a window well. The kitchenette got Wellborn cabinets and a 24″ range; the bath got a 32″ shower pan and a wall-hung toilet to save floor space. Photo record includes every inspection sign-off, the insulation blower door test, and the final CO. Written price: $67,500. Two change orders: upgraded flooring ($890) and a tankless water heater ($1,400), both signed. Final: $69,790.
